1 Customer data
All tenants are required to fill out their registration forms accurately
and completely and are required to submit their credit card details. This is to ensure smooth processing of payments and to cover any additional costs or damages during the stay. Credit card information’s are handled carefully and securely to ensure the privacy and security of our customers.
2 Guest registration
If the stay is less than 30 days, Belmont is obliged to register the stay with the local authorities – unless otherwise defined. For stays longer than 30 days, guests are obliged to register their residence to the authorities.
3 Authorization to pass on information
In the event of an enquiry, all tenants authorise Belmont to pass on precise information about their stay to the police or other authorities.
4 Pictures of the apartments
The pictures on the Belmont website show flat categories. Although Belmont endeavours to display each flat accurately, the actual flats may differ from those shown in the pictures.
5 Inspection of the apartments and the landlord’s right of access
Belmont reserves the right to organise viewings for prospective tenants from Monday to Friday during business hours. To avoid unannounced access to the flat, customers can send a request by email to welcome@blre.ch. Belmont reserves the right to enter any flat in the event of repairs, maintenance and technical checks.
6 Payment – all bookings
The first invoice must be paid no later than three days after the booking confirmation date (unless otherwise agreed). For bookings starting in less than seven days, payment is due on the same day. The access code, key or key card to the apartment can only be provided once full payment has been received. For bookings that last longer than a month, the monthly rent is due in advance before the first day of each month.
7 Deposit / Waiver from Deposit
A deposit waiver can be selected for stays of more than 30 days:
The deposit waiver is CHF 7.00 per night including VAT.
8 VAT (sales tax)

9 Service Fee & Bank Fees
For credit card transactions, a 3% service fee may be added to the total amount. If bank charges for the conversion of foreign currencies (not the currency of the country in which the booking was made), international bank transfers or express payment options are applied to a payment to Belmont, Belmont is not obliged to support or bear these charges. The customer is solely responsible for any fees or costs incurred as a result of currency conversion by the customer’s bank. Belmont will process payments in the currency specified on the website and any currency conversion charges will be borne by the customer. It is recommended that customers check with their respective banks or financial institutions to determine any fees that may apply prior to making payment.
10 Changes to booking
Belmont may change the price or make other changes to the booking due to building work or ongoing renovations. Tenants will be informed about planned modifications in a timely manner and in writing.
11 Moving into the apartment
Check-in to the Belmont flats is possible from 16:00. Access codes can be received via email or SMS. For apartments that are accessible with conventional keys or key cards, the tenant will be contacted in good time about key collection.
12 Access code / batches / keys
Access codes or batches work for both apartments and the main entrance of the building, as well as other common areas such as washrooms. Belmont accepts no responsibility for theft or vandalism that may occur if tenants do not lock the door. Guests will then be financially responsible for any damage caused to the property. The access code or batch is strictly personal and confidential. In the event of loss, tenants should contact Belmont immediately. Belmont reserves the right to charge the customer up to CHF 150 for the emergency issue of a new code or batch.
All keys and door locks for apartments in Switzerland are unique and individually tailored to the building and the apartment. If the key is lost, the entire locking mechanism/cylinder must be replaced. The costs for an exchange are between CHF 800 and CHF 1,500. In addition, a service fee of 10% (excl. VAT) will be charged for solving the problem. The loss of keys that are not security-relevant will be charged CHF 50. The fee can be claimed back from your household contents and liability insurance.
13 Duty of care
The apartment and its furnishings must be kept in good and hygienic condition. The customer assumes full liability for the rent, cleaning and any damage (to the rented property and equipment) during the rental period. The object must be used carefully. The customer is responsible for cleaning the kitchen equipment (including the microwave), dishes and cutlery. In addition, customers are obliged to ventilate the apartments regularly. Belmont reserves the right to carry out checks in the buildings by our cleaning staff and employees. Belmont has the right to cancel the booking with immediate effect and without refund if the flat is not kept in good condition despite prior warnings.
14 Inventory of the apartment
All tenants are required to provide the apartment inventory list and the handover form to check. If no defects, discrepancies or damage are reported within 3 working days after check-in, Belmont assumes that the inventory list and handover form are correct. Tenants assume full financial responsibility for any unreported damage and any damage will be charged to the credit card.
15 Waste disposal
Please only use official garbage bags. These bags can be purchased at the checkout counter of any grocery store or at the post office. Please dispose of the garbage bags in the designated places or containers near the building.
16 Booking extension
Tenants can communicate their desire to extend their contract at any time during their stay, but it is subject to availability. If no defects, discrepancies or damage are reported within 3 working days after check-in, Belmont assumes that the inventory list and handover form are correct.
17 Booking cancellation and refund
The notice periods in accordance with the rental agreement apply.
For bookings via OTA portals, the cancellation policy of the respective OTA portal applies.
18 Check-Out from the apartment
The latest check-out time is 10:00 a.m. – at which time all access codes are automatically deactivated. For apartments that are accessible with keys or key cards, tenants are required to leave the keys in a designated key box. Delays in leaving the apartment may result in additional late check-out fees of CHF 50 per hour.
19 Final cleaning
The final cleaning after the tenant’s departure will be charged at a one-off rate of CHF 240. Should the apartment require additional cleaning services due to excessive clutter, the guest will be charged an additional fee. All tenants are therefore requested to treat Belmont property with care.
20 Emergencies
In the event of emergencies such as fire alarms, burst water pipes, complete power cuts or similar incidents, tenants should call Belmont.
In the event of a fire, leave your belongings in the residential unit, leave the building via the staircases and gather at a safe distance from the building. Do not use the elevator. In an emergency, call the following service:

21 Fire alarms in all buildings
If the fire alarm is triggered unnecessarily due to improper behaviour on the part of the tenant, Belmont is entitled to charge the customer for the costs of calling out the fire brigade and/or the police
22 Liability
Belmont accepts no responsibility for damage, theft or loss of personal belongings, including customers’ vehicles.
23 Possession of drugs or weapons
Der Konsum von Drogen und der Besitz von Schusswaffen oder anderen Waffen auf dem Gelände der Belmont sind strengstens verboten. Failure to comply with this rule will result in immediate eviction of the tenant and notification of the local authorities.
24 Use of the apartment and commercial ban
The use of the apartment for commercial or business purposes is strictly prohibited. In the event of a proven breach of this rule, Belmont reserves the right to cancel the booking with immediate effect and without refund and to demand the immediate departure of the guests.
25 Social gatherings, parties and events
Social gatherings, parties and events are strictly prohibited without the written consent of Belmont. Belmont reserves the right to carry out checks in the buildings by external companies in order to avoid disturbances in the building. In the event of non-compliance or complaints, Belmont has the right to cancel the booking with immediate effect and without refund and to request the immediate departure of guests.
26 Rest periods
The quiet times in our accommodations are from 10 p.m. to 6 a.m. During this time, we ask our tenants to be particularly considerate of other residents. Noise that disturbs other guests should be avoided during quiet times. Compliance with these rest periods is mandatory to ensure the comfort and satisfaction of all our guests. In the event of repeated violations of the rest periods, we reserve the right to take appropriate measures, including early termination of the rental agreement.
27 Smoking ban
Please note that smoking is not permitted in the building. Failure to comply with this rule will result in a penalty fee and, in extreme cases, additional fees may apply for smoke damage to the apartment.
28 Pets
Belmont reserves the right to allow or refuse pets depending on the accommodation. Guests must inform Belmont of the nature of their pet. Keeping pets incurs additional costs and must be agreed upon before the start of the rental period.
29 Internet use
Belmont accepts no responsibility for damage such as spam, viruses or spyware caused by the use of the Belmont network. Furthermore, Belmont cannot guarantee or take full responsibility for a constantly functioning and stable connection due to an external internet provider.
30 Termination
In the event of early termination, the tenant is obliged to send this in writing by email or letter. The written cancellation must contain the relevant information identifying the booking and the affected apartment. The notice period and the conditions for early termination are set out in the applicable General Terms and Conditions. Please note that early cancellations may incur cancellation fees.
